The Port Authority of New York and New Jersey, American Airlines, Asur Airports and Phoenix Infrastructure Group have completed the commercial redevelopment of Terminal 8 at John F. Kennedy International Airport, unveiling a US$125m program featuring more than 60 dining, retail and duty-free concepts.
The project marks the first completed terminal redevelopment within the Port Authority’s broader US$19bn transformation of JFK. It follows a US$400m expansion of Terminal 8 completed in 2022, which added new widebody gates, parking positions and upgraded baggage systems.
The new commercial offering includes a mix of 20 local New York brands alongside international operators, with concepts designed to reflect the culture and identity of Queens and New York City.
Kathryn Garcia, executive director of the Port Authority, said, “With the completion of Terminal 8 and the debut of its diverse, locally inspired commercial program, we are giving passengers their first glimpse into what a new JFK will represent, with a best-in-class experience from curb to gate.”
The redevelopment centers on The Boroughs Food Hall, which brings together local and global food brands, alongside the first US airport locations of Eataly and Peach Palace by Momofuku. The other operators are a mixture of established New York names, national brands and global chains.
Retail offerings include a redesigned duty-free environment, luxury boutiques and locally focused concepts, alongside experiential spaces such as a gaming lounge and private work suites.
Kevin O’Toole, chairman of the Port Authority, said the project reflects broader investment across the region’s airports. “The Port Authority is making historic investments with our private partners to create a passenger experience that will be among the best in the world,” he stated.
The concessions program was developed with a focus on local and diverse businesses. Five graduates of the Port Authority’s Institute of Concessions are included through partnerships, licensing and product placements.
Amanda Zhang, American Airlines’ vice president for corporate real estate, said, “This commercial transformation builds on our significant investment in Terminal 8 and reflects our relentless focus on improving the customer experience.”
Asur Airports VP Ian Carter added that the program aims to “deliver a dynamic experience rooted in the heart of New York and built to set a new standard for what’s possible in an airport terminal.”
The redevelopment is also intended to support local economic activity. Officials have highlighted job creation and opportunities for minority-owned businesses.
Terminal 8 serves as a key international gateway for JFK, and its completion provides an early indication of the wider transformation planned across the airport.
